Sales Manager (for V-Tower, Kim Ma)
Job description
Job summary:
Be responsible for all sales and marketing activities for V-TOWER building under direct supervision of the Board of Directors (BOD).
Essential duties and responsibilities include the followings:
1. Plan the marketing strategies and schedules to be suitable for every client's segmentation and submit to BOD for approval;
2. Implement the approved Sales & Marketing plans;
3. Contact the prospects to do sales in order to achieve the targets;
4. Look after the customers, both for apartments and offices, work closely with other departments to make sure that every need of customers is met, improve the building overall performance and services in terms of both revenue and occupancy;
5. Carry out market researches
Daily duties include but not limited to the followings:
1. Maintain and update clients' profiles;
2. Update apartment/office occupancy status for Management Office and all departments in general, update office tenants' staff list and vehicle status for Security Department in particular;
3. Monitor and update list of expiring leases in co-operation with Accounting Division, follow up necessary steps for keeping highest possible occupancy and revenue, reconcile monthly revenue with Accounting Division;
4. Look for new tenants in case of any vacancy;
5. Prepare necessary documents such as Offer Letter, Lease, Lease Extension etc. to make sure that all procedures for tenants’ check-in/check-out are properly carried out;
6. Work closely with other departments for a good preparation for tenants’ check-in/check-out;
7. Work closely with other departments in organising Company’s events for customers such as beer party, golf competition, tenants’ party etc.
8. Effectively handle tenants’ requests and complains, including but not limited to: subscription of telephone, ADSL, problems with personal computers, printers, internet etc.
9. Prepare monthly and annual Sales & Marketing Reports to the BOD, make sure that all those are on line with the monthly and annual targets of each account;
10. Do other assignment upon requests of the BOD and/or Management Office for a smooth operation of the building;
11. Find out business opportunities for the Company;
Job requirements
Education Background and Specialist Knowledge
• Bachelor's degree or above in Business Administration, Marketing, International Trade, or related fields.
• Deep understanding of the real estate industry.
• Proficiency in Japanese.
Experiences
• At least 3 years of experience in a similar position or field.
• Preference for candidates with sales/leasing experience in large real estate corporations or companies.
Skills and Capabilities
• Excellent communication and negotiation skills.
• Flexible and adaptable.
• Willing and able to travel to provinces related to the project.
• Strong analytical, problem-solving, and decision-making skills.
• Excellent organizational and planning skills.
• Ability to work under pressure.
