Property Director
Job description
JOB SCOPE:
• Supervise property management operations to ensure the portfolio achieves its financial
objectives, upholds property standards, and meets tenant expectations.
• Lead the execution of leasing and expansion strategies, including negotiating lease terms for
both new and existing corporate retail locations.
• Propel growth, optimize resources, minimize risks, and strengthen competitiveness to
significantly influence retail expansion and overall performance.
• Design and implement strategic initiatives to increase property value, focusing on enhancing
tenant satisfaction.
• Cultivate and maintain strong relationships with stakeholders.
• Establish and maintain effective communication with property owners and partners, fostering
strong client relationships.
• Collaborate with landlords, tenants, and investors to identify and evaluate site opportunities that
align with strategic goals, brand standards, space requirements, and business guidelines.
• Lead and train the Property team to strategically identify store locations, develop site selection
criteria, and optimize related processes to deliver exceptional service.
• Negotiate advantageous lease agreements and explore alternative platforms for enhancing
brand visibility.
• Conduct market research and analysis to adjust rental pricing and ensure optimal retail
locations.
• Stay informed about industry trends, market conditions, and regulatory changes.
• Work proactively with internal and external legal counsel to review Letters of Intent (LOIs) and
mitigate legal, regulatory, and financial risks.
• Address complex tenant issues and disputes, delivering resolutions that minimize legal risks
while preserving relationships.
• Perform regular property inspections and audits to ensure compliance with regulations and
proper maintenance.
• Ensure timely collection of rental payments and outstanding debts.
• Maintain strong relationships with local authorities.
• Possess a thorough understanding of land laws and specific local regulations to minimize legal
risks for store locations.
• Undertake additional tasks as assigned by the hiring manager, including responsibilities related
to MMVN, BSM, or other legal entities under BJC in Vietnam.
Job requirements
REQUIREMENTS:
• Educational Qualification: A recognized Bachelor's degree or higher.
• Experience: Minimum of 10 years at a senior managerial level in site expansion, land acquisition, and leasing. Prior experience in retail/wholesale trade or leading FMCG manufacturers is preferred.
• Negotiation Skills: Proven expertise in negotiation, with a strong ability to secure favorable outcomes.
• Analytical Abilities: Highly data-driven with the capability to analyze and interpret complex quantitative and qualitative data sets.
• Relationship Management: Established connections with local authorities, ensuring smooth operations and compliance.
• Communication: Exceptional communication and presentation skills in English.
• Leadership: Self-motivated with demonstrated leadership, strong interpersonal abilities, and excellent organizational skills.
• Technical Skills: Proficient in PC applications, internet research, and data analysis, with a keen eye for figures.
• Attributes: Pragmatic, adaptable, and mature, with the ability to make sound decisions and manage challenges effectively.
• Team Building: Strong capability to establish and maintain collaborative and productive teams.
